April 2021- Toronto Condo Market Update
The numbers are in. Let's find out what happened in Toronto's King West and waterfront condo market for April 2021. In April, year-over-year new listings are up 206%. Sold properties are up 431%. Let me explain. Understand that April 2020 was the first month of the global pandemic and there was a government lockdown which created confusion between buyers and sellers, and the real estate market slowed down. Fast forward to 2021, and there's far less confusion. Regrettably, lockdowns are just the way of life. In January 2021, the average price of a condo was $669,000. February, 730,000, March, 788,000, and in April, 804,000. These numbers are proof of consumer confidence and the resilience of the Toronto condo real estate market. I'm Tony Walther. Let's talk real estate.
Competitive offers aka... Bidding wars in the Toronto Condo market discussed.
Competitive offers also known as bidding wars. Well, they're back. Let's talk about it. Competitive offers are indicative of strength and it shows that the market is moving towards a seller's market. Competitive offers are here, but they're sporadic. Not all units are being sold this way. Townhouses and units with unique features such as outdoor terraces, phenomenal views, and amazing layouts are being sold using this method. However, units that lack these features are being priced at market and sold below asking. When preparing your condo for sale, it's imperative to choose the right strategy. I'm Tony Walther. I'm here to help, let's talk real estate.

COVID-19 has really turned the tide on the dynamics between buyers and sellers in the Toronto condo market. Right now buyers are enjoying a little bit of a heavier hand in negotiations. There are four major factors that are playing into the buyer's hands right now. One, inventory is way up, and buyers are enjoying an unprecedented amount of selection and choice.
